Abstract | The main purpose of this paper is to explore the influence of service quality of property management companies for office leasing in Taipei, the previous studies for property management companies, emphasis on the residential part, rarely discussed business office, this thesis selected Taipei office where the most economic activities area, based on the information of multinational broker companies and emerging area classified as eight office districts, then interviewed the experts of the Taipei City property management company with representative to understand the current property management company provides business office of the main services, in order to confirm the structure of the questionnaire reflects faithfully user¡¦s needs of stage property management. This study selected the eight district offices in more representative of the business office to grant questionnaires for the building of users to explore the influence of service quality of property management companies for office leasing. To further analysis which project with good quality of service provided by management companies for the user has a greater impact, so user would pay higher rents than the surrounding building. The results from the study shows in police security guard services, environmental cleaning and maintenance services, air condition and electrical machinery maintenance services, administrative services, equipment repair and maintenance services of public buildings, good service quality would impact positively the behavior for office leasing. This study provides property management companies reference to strengthen their service project future, and hopes to raise the overall level of property management industry. We hope can also increase the owner's rental income and be a basis for the owner to choose property management company. |
