Abstract | The long-term repair plan of the building is a preventive repair update plan and periodic maintenance mechanism, which can ensure the normal operation of the building itself and its auxiliary facilities and equipment, and effectively extend the service life of the building and its auxiliary facilities and equipment. Improving the operation efficiency of facilities and equipment can effectively implement the purpose of low-carbon and environmentally-friendly communities that save energy and reduce carbon in buildings, and take into account the healthy and comfortable living environment of the community. At the same time, it is expected to greatly increase the value of building assets. Therefore, the formulation and implementation of a complete long-term repair plan can not only keep the appearance of the building as new as ever, increase the value of the building's selling value, improve the quality of life of the apartment building, maintain the value of the assets, and increase the value of the real estate itself. Overall, the formulation of a long-term repair plan can effectively grasp and understand (1) the detailed and current status of the basic facilities and equipment of the building (2) the maintenance plan of the building facilities and equipment (3) the trend of the future repair costs of the residential building and the management committee Long-term funding requirements (4) the current status of the aging of the facility, a summary of the amount of repairs foreseen (5) effective and planned investment in repair costs (6) understanding of the value of the building.
